Thora Valley — A Shared Life

A Shared Life in the Thora Valley

Patanga Intentional Community · Thora Valley, Gumbaynggirr Country

What if home were more than a private dwelling — what if it were a living landscape: a sanctuary of connection to the natural world, embedded in an intentionally interconnected web of people who care deeply for the land, its inhabitants and one another?

This is a rare opportunity to become part of a long-established intentional community in the Thora Valley, 25 minutes from Bellingen, on Gumbaynggirr Country — where teeming rainforest, spring-fed creeks, a vibrant river system, and grounded community connection shape daily life.

A home for those drawn to regenerative living, land stewardship and genuine community.

The Home

A bespoke two-storey home — three bedrooms, one bathroom — thoughtfully designed and artfully constructed using locally sourced hardwood and reclaimed materials. Raked timber-clad walls, vaulted ceilings, hardwood floors and reclaimed leadlight windows create a space that feels both restorative and quietly alive. The upstairs hexagonal loft bedroom is light-filled and intimate, with windows on five sides framing sweeping views to the escarpment.

Kitchen & Living

The kitchen features pink Moroccan zellige tiles, a Bosch gas cooktop and electric oven, mixed concrete-and-timber benchtops, and eucalypt-green cabinetry with handmade copper handles. A casual breakfast bar overlooks the open-plan living and dining space below, with a large walk-in pantry providing generous storage. The expansive north-facing deck — 50 m², largely covered — is designed for alfresco dining, sunset meditations and community gatherings.

Utilities & Resilience

Hot water by instant gas. A freestanding slow-combustion wood heater with underfloor insulation. Grid-connected with a 5.18 kW solar system. No individual water supply or rates bills. High-speed internet for remote working. The property also has its own water tank, access to locally sourced firewood, space for productive gardens, and the option for a future battery system — supporting a way of living that is both practical and connected to the rhythms of the surrounding landscape.

The Land & Setting

Patanga lies in the lush Thora Valley, embraced by rugged mountain ridgelines bordering ancient Gondwana rainforest. The spring-fed Die Happy Creek — the community's drinking water and bathing source — flows through the property, with crystal-clear pools among rocks and serpentine vines. Where it meets the Bellinger River, frontage access invites deeper swims, canoeing and languid summer days. The community is a registered Wildlife Refuge; a no-cats-and-dogs policy for over 40 years has preserved it as a genuine wildlife haven.

Community Life

To live on Patanga is to become part of a small, intentional community where privacy and connection are equally cherished. Monthly working bees, a weekly gardening group, shared meals and community gatherings unfold around the community house, outdoor pizza oven and fire pit. Around 160 acres is collectively held — much of it protected rainforest — along with an orchard, farmland, creek and riverbanks, farm buildings, a community house, sheds, farm equipment, internal roads, and a water supply system with 176,000 litres of storage.

Ownership Structure

Patanga is a Multiple Occupancy intentional community structured as a small company of 15 shares. Each share is linked to one hectare of land for private use. The company holds the single title to the land and is guided by established Articles of Association. Members contribute a monthly levy. As the land is not subdivided, conventional bank mortgages are generally not available — purchases are typically made through cash or alternative financing arrangements.

Guide: $870,000

The asking price reflects not only the home and one hectare of land for private use, but the depth of what accompanies it — established infrastructure, shared resources and assets, the custodianship of a rich forest ecosystem, and the strength of a long-standing, carefully held community. It is an offering that extends well beyond a dwelling, encompassing a way of life shaped by land, connection and stewardship.
